Mission Bay in August: the median rose, the rate per foot fell

Eleven Mission Bay condos sold in August at a $1,450,000 median, 11 percent above the neighbourhood's year. Per square foot the month came in below it — larger units sold, not dearer ones.

Mission Bay recorded 11 condominium sales in August across the buildings catalogued on this site, worth $14.1 million. The median was $1,450,000 at $1,107 per square foot, on a median size of 1,217 square feet and a median of 11 days on market.

Volume nearly doubled from July and the median rose 30 percent. Read alone, that looks like a strong month. Read alongside the rate per foot it is a different story: at $1,107, August came in 7 percent below July and 7 percent below the neighbourhood's own eight-month figure.

Both cannot be explained by the market getting dearer. What happened is that August's sales were larger — a 1,217 square foot median against 970 in July. Buyers bought more space at a slightly lower rate. For an owner, that distinction decides whether the month is evidence about your unit or about someone else's.

The Beacon recorded three of the 11 sales, Arden, One Mission Bay and Park Terrace two each. Seven sales were two-bedroom units and four were one-bedrooms.

The two lowest sales deserve separating out. At $499,000 and $331,621 — the latter at $404 per square foot after 145 days — they sit far below every other transaction in either neighbourhood this month, and below every other Beacon sale this year. They look like restricted-price stock rather than open-market trades. Excluding them lifts the August median to $1,485,000, and the neighbourhood's rate per foot with it.

The fastest sales were the largest: two units recorded zero days on market, both above 1,270 square feet. The two slowest were the two cheapest.

The read

For an owner of a larger unit, August is a useful month: four sales above 1,200 square feet, three of them inside 12 days. That is a live reference.

For an owner of a smaller unit, August says less than the median suggests. The one-bedroom evidence is thin and the two weakest sales were both small.

For a buyer, Mission Bay continues to move faster than South Beach — an 11-day median against 12 in a month when South Beach was unusually quick, and 13 against 24 across the year. Across 2026 the two neighbourhoods have priced one- and two-bedroom units within a few dollars per foot of each other, so the choice between them is about pace and stock, not price.
