Russian Hill, North Beach and Nob Hill in August: 14 sales, and three that had been waiting a long time

Fourteen condos sold in August at a $1,420,000 median and $1,248 per square foot, both a shade below the year. Three of the month's sales had been on the market for 140, 204 and 594 days.

Russian Hill, North Beach and Nob Hill recorded 14 condominium sales in August, worth $21.4 million. The median was $1,420,000 at $1,248 per square foot, and the median unit went under contract in 11 days.

August landed exactly on the year: the median is $5,000 below the 2026 figure and the rate per foot within a dollar of it. Against July the month looks softer on both, but July's median size was 1,410 square feet against August's 1,073 — a third larger. Adjusted for what actually sold, the two months are closer than the medians suggest.

The pace number is the interesting one. Eleven days is quicker than July's 22 and quicker than the year's 14, and it sits against a third quarter that has otherwise been slowing.

Two sales at 1868 Van Ness, eight days apart, at $1,430 and $1,359 per foot on units of 1,105 and 1,041 square feet: the closest thing to a controlled comparison the month produced, and they agree.

The two highest rates were at The Crescent (875 California #701, $1,713 a foot, zero days) and The Summit (999 Green #2403, $1,840 a foot on a 905-square-foot one-bedroom). Both are catalogued buildings on this site.

The waiting room

Three August sales had been listed a long time: 44 Macondray Lane #2W at 140 days, 1461 Broadway #205 at 204 days and $803 a foot, and 1405 Greenwich #3 at 594 days and $676 a foot. Those two lowest rates are the weakest of any sale in either group of neighbourhoods this month, and both belonged to listings that had been sitting.

Set against them, four August sales went under contract in nine days or fewer, three of those at or above $1,430 a foot. The month split cleanly between homes that moved immediately and homes that had already been waiting.

The read

If you own a two-bedroom, August gave five comparables between $1,185,000 and $2,650,000, most of them quick.

If your home has been listed a while, the month's evidence is blunt: the three longest-listed sales closed at the three lowest rates per foot.

If you are buying, the split is the opportunity. The market cleared good stock in under two weeks and discounted what had been sitting.
