Baycrest Towers at 201 Harrison: two closings this year at $1,065 a foot, in the 1991 doorman building at the foot of the Bay Bridge that sold 15 homes in 2021
Every 2026 closing at Baycrest Towers, the 288-unit 1991 building at Harrison and Main under the Bay Bridge approach, against the record since 2020
Two closings at 201 Harrison Street through October 15, against three in the 2025 window; $1.5 million of volume against $1.9 million. Median sale $730,000; median $1,065 a square foot on the one sale with a recorded area, against $804 last year and 7 percent under the building's 2021 high of $1,146. #731, a two-bedroom, closed at $760,000 after 29 days; #904, a 657-square-foot one-bedroom, at $700,000 after 101. Eight transfers under $300,000 are left out.

Baycrest Towers went from fifteen sales a year to two. Two condominiums closed at 201 Harrison Street between January 1 and October 15, 2026, against three in the same window of 2025; $1,460,000 of volume against $1,946,000. The building closed 12, 15 and 13 homes in 2020, 2021 and 2022, then nine, five and three in the years since. The median sale is $730,000, and the median price per square foot, $1,065, rests on the one sale with a recorded area; it compares with $804 last year and the building's high of $1,146 in 2021.
#731, a two-bedroom with no square footage on record, closed at $760,000 on March 24 after 29 days. #904, a 657-square-foot one-bedroom, closed at $700,000 on June 3 after 101 days, at $1,065 a foot. The median listed sale took 65 days to contract, and neither went inside two weeks. No unit that closed in 2026 has a prior recorded sale on this site, so there is no paired-resale table. Eight transfers under $300,000 are left out of every median, the city's below-market and City Second program units among them; a 410-square-foot studio was offered through that program at $580,000 in 2019 (MOHCD).
The building dates from 1991, twelve stories and 288 condominiums from studios to two-bedrooms, 427 to 1,105 square feet, with a pool, spa, sauna, gym, tennis and racquetball courts and a roof deck, and dues that cover the door attendant, earthquake insurance, gas and electricity; the building record on this site lists 146 units (RubyHome). A 736-square-foot two-bedroom, #731, was listed at $749,000 before its sale, and a two-bedroom rented at $4,300 a month in June 2025 (listing, #731; listing, #613).

Harrison at Main, under the bridge approach
The building sits at the foot of the Bay Bridge, where Harrison meets Main and Beale a block from the Embarcadero, with The Harrison at 401 Harrison, 49 floors and 298 units from 2013, two blocks west (RubyHome; SF Highrises). Three blocks north on Beale, at Howard, is 300 Howard, the 25-story tower Anthropic leased in full in February 2026, the eastern end of six buildings it holds between Beale and First; Perplexity's 80,561 square feet at 181 Fremont is a block beyond (Business Wire; Traded).
On the Embarcadero, One Market closed in June 2025 after 32 years, and the Port's Seawall Lot 330 at Beale and Bryant, two blocks south, drew a formal application in May 2026 for a 568-unit tower (SF Standard; SF YIMBY).
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
