2177 Third, at 19th in Dogpatch: three closings this year at $1,620 a foot after 16 last year at $1,168, led by two top-floor units in the same stack at $2,300,000 and $2,750,000
Every 2026 closing at 2177 Third, the Woods Bagot building with the five-story living wall on the corner of Third and 19th, against the record since 2020
Three closings at 2177 Third Street through October 15, against 11 in the 2025 window; $5.8 million of volume against $13.8 million. Median sale $2,300,000; median $1,620 a square foot against $1,158, a mix effect, with two of three sales in the building's top plans. #721, bought in August 2024 for $2,750,000, resold for $2,750,000; #621 below it, bought in July 2023 for $2,160,000, resold for $2,300,000.

2177 Third went from the busiest resale year in its record to three sales, and the three are the top of the building. Three condominiums closed between January 1 and October 15, 2026, against 11 in the same window of 2025 and 16 for all of last year; $5,775,000 of volume against $13,826,000. The median sale is $2,300,000 and the median price per square foot is $1,620, against $1,158 last year, and the jump is the mix: two of the three are 1,420- and 1,470-square-foot two-bedrooms in the 21 stack on the sixth and seventh floors, and last year's 16 sales ran across the building at a median of $1,220,000.
#721 closed at $2,750,000 on August 25 after 29 days, which is $1,871 a foot; it was bought in August 2024 for $2,750,000, so its owner sold for exactly the purchase price two years later. #621, one floor down, closed at $2,300,000 on July 2 without listing; it was bought in July 2023 for $2,160,000, up 6.5 percent. The low is #305, a 719-square-foot one-bedroom at $725,000, which also never listed. Two transfers under $300,000 are left out of every median above.
The building's high in any year with five or more closings is $1,384 in 2021, the year after the developer closed 76 units at $1,366; it slid to $1,153 in 2024 and $1,168 in 2025.
Woods Bagot designed the building with Gary Gee Architects for a fall 2020 completion by Build Group: seven stories and 114 condominiums on 154,000 square feet, with about 4,000 square feet of retail behind glazed teal brick, a five-story living wall by Habitat Horticulture, 91 car and 102 bike spaces, and a deep mid-block setback on Third (Architect; e-architect). It was entitled in 2016 as 109 units with 16 percent on-site affordable, and the developer later sought to pay the in-lieu fee instead (SocketSite).

Third and 19th, Dogpatch
The building holds the northeast corner of Third and 19th, with its garage on 19th and its entry on Third, a block from Crane Cove Park and the Pier 70 shipyard (SocketSite; e-architect). The 20th Street T Third stop is one block south (Wikipedia)). Three blocks south, the Potrero Power Station is delivering its first homes in early 2026, with a seven-acre waterfront park, a 300,000-square-foot UCSF clinical building for 2028 and 342 more units announced in August (Nob Hill Gazette; SFist). At Pier 70, Bay Padel opened in Building 12 in June 2024 (Port of San Francisco).
Esprit Park, two blocks west, reopened renovated in February 2025 with an off-leash dog area; the Minnesota Grove pocket park opened in December (Local News Matters; SF Chronicle). No AI office sits in Dogpatch; OpenAI's Mission Bay buildings, 550 Terry Francois and 1800 Owens, are a mile north up Third (Bisnow; CompStak).
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
