BridgeView at 400 Beale: seven closings this year at $963 a foot, with a median 93 days to contract, three blocks down Beale from Anthropic's new tower
Every 2026 closing at BridgeView, the 2002 tower at Beale and Harrison, against the record since 2020
Seven closings at 400 Beale Street through October 15, against three in the 2025 window; $5.3 million of volume. Five were one-bedrooms. Median sale $690,000; median $963 a square foot, 10 percent under the building's 2021 high. Median 93 days to contract; the two highest sales took 142 and 168 days.

BridgeView is the slow end of the East Cut. Seven condominiums closed at 400 Beale Street between January 1 and October 15, 2026, against three in the same window of 2025; $5,302,088 of volume against $3,364,000. The median listed sale took 93 days to go into contract, the longest of any building with five or more sales in this series, and none of the seven went inside two weeks.
Five of the seven were one-bedrooms, at a median of $670,000 and $964 a foot, which is why the median sale, $690,000, is well under last year's $1,194,000 across three sales. The per-foot figure is $963, against $1,006 in the 2025 window and the building's high of $1,070 in 2021; it has sat between $928 and $996 every year since 2022.
The two highest sales took the longest. #2006, a 1,215-square-foot two-bedroom, closed at $1,078,088 on February 20 after 142 days. #801, 1,223 square feet, closed at $850,000 on March 23 after 168 days, which is $695 a foot. The low is #1702, 675 square feet at $650,000. One paired resale is on record: #609, bought in April 2024 for $675,000 and sold on August 19 for $699,000, up 3.6 percent.
The tower is 26 floors and 333 feet, completed in 2002 to a Christiani Johnson design, with about 245 units, a heated outdoor lap pool, a 15th-floor sky deck and a 24-hour concierge; dues on an 832-square-foot one-bedroom run $1,175 a month and include earthquake insurance (Wikipedia); listing, #1204). Three transfers under $300,000 are left out of every median.
2026 so far, against the same window in 2025
Closings at 400 Beale St between January 1 and October 15, 2026, set against January 1 to October 15, 2025. Days on market is median days from listing to contract on MLS-listed sales; "under 15 days" counts how many of those went into contract inside two weeks.

Beale Street, from the bridge anchorage to Howard
BridgeView fills the block of Beale at Harrison, with a second address at 301 Harrison, in the low-rise end of the neighborhood the city renamed the East Cut; the 388 Beale rental building is next door, and the Rincon Hill dog park is at the south end of the street (SF Highrises). One block south at Beale and Bryant, Strada filed a formal application on May 19, 2026 for 555 Beale on the Port's Seawall Lot 330: a 263-foot, 568-unit tower with 86 affordable units, after dropping the office component on Piers 30-32; construction could start as early as January 2028 (SF YIMBY).
Three blocks north, where Beale meets Howard beside Salesforce Park, is 300 Howard, the 25-story tower Anthropic leased in full in February 2026, 466,000 square feet, with the 18,000-square-foot historic building at 342 Howard beside it (Business Wire). The company's 500 and 505 Howard buildings are one block further west at First (SF Standard). The Beale Street bikeway, a two-way protected track from Market to Folsom, was installed as a quick-build in December 2020 and stops two blocks short of this building (SFMTA).
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
