6 Mint Plaza, the firehouse lofts beside the Old Mint: one transfer this year, the full-floor penthouse at $2,750,000 off the MLS, $800,000 under its 2017 sale and $1.75 million under its 2023 ask
Every 2026 closing at 6 Mint Plaza, the Martin Company's conversion of the Hale Brothers warehouse and firehouse on Mint Plaza in SoMa, against the record since 2021
One closing at 6 Mint Plaza through October 15, against one in the 2025 window; $2,750,000 of volume against $630,000. $781 a square foot on #900A, the 3,520-square-foot ninth-floor penthouse, against $729 last year, $858 across two 2023 sales and $1,043 in 2022. The unit transferred on July 14 with no listing; it sold in December 2017 for $3,550,000 and asked $4,500,000 in 2023.

6 Mint Plaza's one sale this year is its penthouse, through the recorder, at a price $800,000 under what it fetched in 2017. One condominium transferred between January 1 and October 15, 2026, against one in the same window of 2025; $2,750,000 of volume against $630,000. The price per square foot is $781, against $729 on last year's sale, $858 across two sales in 2023, $1,043 on the 2022 sale, the building's high, and $941 in 2021; no year in the record holds more than two closings.
#900A, the 3,520-square-foot penthouse spanning the ninth floor, with three bedrooms, a private two-car garage, a private elevator and a 100-bottle wine wall, transferred at $2,750,000 on July 14 with no listing; the MLS record shows it sold in December 2017 at $3,550,000 after a $4,350,000 ask was cut twice, and the Standard toured it in April 2023 at a $4,500,000 ask, so the sale is 22.5 percent under the 2017 price and 39 percent under the 2023 ask; the public record carries dues of $3,500 a month (Redfin, 900A; Redfin, PZ0900; SF Standard, Apr 2023). The site's record holds no pairing for it. A below-market-rate unit in the complex, 203A, is offered at $414,539 (MLSListings).
The building is the former Hale Brothers warehouse that served as a horse-drawn-era firehouse, revitalized by the Martin Company with 3 and 10 Mint Plaza into 22 units overlooking the Old Mint; the county gives 1900 as the year, the building record on this site 1903, and SocketSite's 2006 account of the Mint Lofts describes 418 Jessie, the former Hale Bros store and firehouse, as nine floors converted to 25 residences beside the 52-unit Hales Warehouse at 410 Jessie (SF Standard; SocketSite, Nov 2006; Bisnow, Jan 2014).

Mint Plaza, off Fifth and Mission
The Old Mint, the 1874 Greek Revival survivor of 1906, fills the view, and Mint Plaza itself, opened in November 2007, held the Minted SF night market every Friday from July 4 to September 19, 2025 with the mayor's office (SF Standard; 7x7; Funcheap). A block north, the San Francisco Centre at 865 Market closed entirely on January 26, 2026 after Bloomingdale's left in April 2025 and the new owners ended the remaining leases, Uniqlo is moving to 801 Market, and the Powell Street turnaround goes into a $40 million rebuild from late 2026 (Wikipedia; SF Standard; Hoodline).
The nearest AI offices are Harvey's roughly 150,000 square feet at 201 Third and Reflection AI's two floors, 25,000 square feet, at 140 New Montgomery, signed in March 2026, each three blocks east (SF Standard; The Real Deal).
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
