Every 2026 closing at Royal Towers, the 1960s tower on the corner of Taylor and Green above Ina Coolbrith Park on Russian Hill, against the record since 2002
One closing at 1750 Taylor Street through October 15, in a building with no 2025 sale; $8,750,000 of volume. $2,404 a square foot on #1401, against $1,036 across two 2024 sales and $3,906 across the two 2021 sales, one of them this unit at $7,000,000. The unit was listed on September 8, 2025 at $8,900,000 and closed on January 6 with dues of $5,538 a month.

Royal Towers' one sale this year is the second time a 14th-floor home has traded for seven figures in five years, up $1.75 million on the first. One condominium closed at 1750 Taylor Street between January 1 and October 15, 2026, on $8,750,000 of volume; nothing closed in 2025, and two units closed in 2024 at a median of $1,356,176. The price per square foot is $2,404, against $1,036 in 2024 and $3,906 across the two sales of 2021, when #1401 itself sold at $7,000,000 and a $7,500,000 sale set the median; the record holds four closings in 2007 and four in 2009 and no year with more.
#1401, a 3,640-square-foot home renovated by Erin Martin Design with about 100 feet of continuous glass facing the North Bay from the Golden Gate to the Bay Bridge, whole-house air conditioning, three balconies and three garage spaces, was listed on September 8, 2025 at $8,900,000, went contingent on November 9, pending on December 20 and closed at $8,750,000 on January 6; the listing counts two bedrooms and the public record four; its dues run $5,538 a month and cover the door person, insurance, maintenance, management, the pool, trash and water; it sold in November 2021 for $7,000,000, up 25 percent, a pairing the site's record does not hold (Redfin; Sereno). The penthouse, more than 6,000 square feet offered as a shell with assessments of $10,690 a month, was listed on August 14, 2026 at $19,998,000, and #1901 asks $13,950,000, #1001 $6,500,000 and #2202 $3,495,000 (Sereno, PH; RubyHome). #1601 sold at $11,100,000, about $3,350 a foot, in April 2016 (SocketSite).
The tower is a 27- to 29-story Modern building on the corner of Taylor and Green, also addressed 867 Green, with a glass-enclosed heated pool under a retractable roof, a roof deck and a sauna; the listing records give 1961, 1964 and 1965 as the year and 76 or 77 units, some describe it as a cooperative with board approval and an interview, and the building record on this site gives 1964 and 76 (Skydb; RubyHome; Sereno, PH).

Taylor and Green, above Ina Coolbrith Park
Ina Coolbrith Park climbs from Taylor at Vallejo beside the tower, with the Vallejo Street Crest's 1850s houses above it, and the view the listing sells is the one from the park, Coit Tower to Alcatraz (Atlas Obscura; Wikipedia). Two blocks west at Green Hill Tower, 1070 Green, a two-bedroom closed at $2,160,000 in July, and at 1451 Mason, between Pacific and Broadway, a six-story, nine-unit infill building was filed in November 2025 (Redfin, 1070 Green #302; SF YIMBY). On Polk, five blocks west, Lord Stanley closed on May 31, 2025 and the Jupiter Room is taking its space, and Bageletto is taking the former Peet's at 2193 Polk (Wikipedia); What Now SF; SF Standard).
No AI office of any size is on Russian Hill; the office figures in the paragraphs below describe SoMa, two miles southeast.
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
