One Bluxome's per-foot figure has fallen for three straight selling years, and this year's $719 is the lowest since 2012. Two condominiums closed at 1 Bluxome Street between January 1 and October 15, 2026, on $2,276,000 of volume; nothing closed in 2025, and three units closed in 2024 at a median of $1,205,000. The median sale is $1,138,000 and the median price per square foot is $719, against $761 in 2024, $1,084 in 2023, $1,095 in 2022 and $1,014 across the three sales of 2015, when a $1,805,000 sale set the building's high.

#317, a 1,361-square-foot two-bedroom, closed at $900,000 on January 2 after 114 days, $661 a foot. #208, a 1,772-square-foot two-bedroom, closed at $1,376,000 on May 11 after 55 days, $777 a foot; it was bought in March 2019 for $1,500,000, down 8.3 percent, and it is the year's one paired resale. The median listed sale took 84 days to contract, and neither went inside two weeks. Dues in the building have run from $475 to $707 a month; the 2024 sales included #311, a corner two-bedroom, at $1,470,000 (Redfin, #407; Redfin, #216).

The building dates from 2003, 54 live-work lofts with an elevator and a private garage directly above a Walgreens, a UPS Store and a dry cleaner, with a Safeway across the street; listings sell it as near Caltrain and two blocks from the ballpark; the building record on this site lists 11 units (PadMapper; Redfin, #407).

Bluxome Street

The block changed on paper in December 2025: 88 Bluxome, the 2.6-acre former San Francisco Tennis Club site bounded by Bluxome, Brannan and Fifth, was approved for two towers of 51 and 58 floors, 599 feet and about 1,500 apartments, designed by SCB and Henning Larsen for Strada, and Alexandria put the entitled site on the market at once (SF YIMBY). Down the street, permits were filed in March 2025 to rebuild the fire-damaged former Local Brewing warehouse at 69 Bluxome with a rooftop apartment, after the two-alarm fire of December 3, 2022 (SF YIMBY; CBS Bay Area). The TJPA surveyed Townsend from Seventh to Second in August and September 2025 for The Portal's Caltrain tunnel (TJPA).

The nearest AI office is Scale AI's roughly 180,000 square feet at 650 Townsend, the former Zynga building three blocks west, where Amazon Robotics was reported in final talks for about 250,000 square feet on June 30, 2026 (SFist).

The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.

Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).

How this was counted

Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
