1 Daniel Burnham Court has the longest slide in this series. Seven condominiums closed between January 1 and October 15, 2026, against two in the same window of 2025; $4,955,000 of volume against $1,250,000. The median sale is $638,000 and the median price per square foot is $780, against $846 last year and the building's high of $1,087 in 2018. That is 28 percent under the peak, and apart from 2024's $766 it is the lowest annual figure in a record that begins in September 1993.

Six of the seven closings were one-bedrooms, at a median of $626,500 and $800 a foot. The one three-bedroom, #1610, is the high sale: 1,598 square feet at $1,190,000 on February 27, after 103 days. #101, an 883-square-foot one-bedroom, took 121 days to close at $673,000. The low is #1018, 750 square feet at $585,000, which went in 17 days. The median listed sale took 70 days to contract, the slowest in this series, and none of the seven went inside two weeks.

Three paired resales are on record and they split by purchase year. #1414, bought in June 2012 for $459,000, sold on August 6 for $615,000, up 34 percent. #1610, bought in August 2012 for $1,095,000, sold for $1,190,000, up 8.7 percent. #303, bought in December 2020 for $750,000, sold on September 16 for $655,000, down 12.7 percent.

The building is two 1988 towers of about 245 condominiums, 560 to 2,400 square feet, above four floors of medical offices, with a heated pool, a roof deck and a 24-hour doorman; the association dues on a one-bedroom run above $1,000 a month and include earthquake insurance (RubyHome; Redfin). Two transfers under $300,000 are left out of every median above.

Post and Van Ness, Cathedral Hill

Daniel Burnham Court is a short private street off Post at Van Ness, and the building's own listings place it across the street from California Pacific Medical Center, with Whole Foods, Polk Street and Japantown within a few blocks; the first four floors of the complex are medical offices, which puts the residences above a working clinic rather than a lobby (Rover IDX listing; Abio Properties). Van Ness itself got its bus rapid transit lanes in April 2022, and the SFMTA reported trip times cut by up to 35 percent a month later (SFist). In April 2025 the Board of Supervisors voted to lift the formula-retail ban on Van Ness, opening the avenue's empty ground floors to chains (SFist).

No AI office of any size is within walking distance of this block. The nearest large leases are Anthropic's on Howard Street and Harvey's at 201 Third, well over a mile east, and the office-rent figures CBRE reports for SoMa in the paragraphs below describe a different submarket from this one.

The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.

Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).

How this was counted

Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
