2 Mint Plaza: three lofts closed this year at $570 a foot, the lowest per-foot figure of any building in this series, in the 1926 Hale Brothers warehouse beside the Old Mint
Every 2026 closing at 2 Mint Plaza, the Reid Brothers' 1926 Hale Brothers warehouse converted to 52 lofts in 2007, against the record since 2020
Three closings at 2 Mint Plaza through October 15, after no market-rate closings in 2025; $3.1 million of volume. All three were two-bedroom lofts. Median sale $1,060,000; median $570 a square foot, against $641 in 2024 and $980 in 2021. #602 and #502, 2,018-square-foot lofts in the same stack, closed at $1,150,000 and $1,060,000 after 58 and 93 days.

2 Mint Plaza is the cheapest building per square foot in this series, and its lofts are the largest. Three condominiums closed between January 1 and October 15, 2026, on $3,075,500 of volume; nothing closed in 2025, and one unit closed in 2024 at $641 a foot. The median sale is $1,060,000 and the median price per square foot is $570, against $980 in 2021 and $884 in 2020; the annual figure has fallen in every year the record holds. One transfer under $300,000 is left out of every median.
Two of the three are the same 2,018-square-foot plan in the 02 stack: #602 closed at $1,150,000 on July 29 after 58 days, and #502 at $1,060,000 on January 22 after 93. The third, #201, 1,229 square feet, closed at $865,500 on February 27 after twelve days, the only one of the three inside two weeks. No unit that closed in 2026 has a prior recorded sale on this site, so there is no paired-resale table; the building's earlier flips ran the other way, with #401 going from $780,000 in 2012 to $1,250,000 in 2015 (SocketSite).
The building is the Hale Brothers' 1926 warehouse and office block at 410 Jessie by James and Merritt Reid, ten floors converted in 2007 into 52 condominiums with eleven-foot ceilings, with studios from $480,000 and 77 percent sold by that July; it has 24-hour security, a gym, a roof deck and a dog run, and dues on a 671-square-foot below-market unit run $946 a month (SocketSite; SocketSite; MLSListings).
2026 so far, against the same window in 2025
Closings at 2 Mint Plaza between January 1 and October 15, 2026, set against January 1 to October 15, 2025. Days on market is median days from listing to contract on MLS-listed sales; "under 15 days" counts how many of those went into contract inside two weeks.

Mint Plaza, off Fifth between Mission and Market
The building fronts Mint Plaza, the pedestrian plaza carved out of Jessie Street in November 2007 beside the Old Mint, Alfred Mullett's 1874 granite building at Fifth and Mission that has been closed to the public since 1994 and city-owned since 2003, with a seismic bill estimated near $100 million (SFist; Blooloop). Blue Bottle's plaza café, open since 2008, is at the door; its sister conversions, the Station House at 418 Jessie and the Silver Building at 424, share the plaza (Blue Bottle; SocketSite). A sleeping-pod complex on the plaza got city approval in October 2024 after code violations the year before (SFist).
Across Fifth Street on Market, the San Francisco Centre lost Bloomingdale's in spring 2025 and closed in January 2026 (SF Standard; GrowSF). The nearest large AI lease is Harvey's 150,000 square feet at 201 Third, four blocks east; the Anthropic buildings on Howard begin at Second (CoStar).
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
