870 Harrison, JS Sullivan's 26-unit 2015 building across from the freeway off-ramp: one closing this year, a 615-square-foot one-bedroom at $560,000 after 56 days, $911 a foot, with dues of $950
Every 2026 closing at 870 Harrison, the six-story 2015 building between Fourth and Fifth in SoMa, against the record since 2014
One closing at 870 Harrison Street through October 15, in a building with no 2024 or 2025 sale; $560,000 of volume. $911 a square foot on #302, against $910 across three 2023 sales, $838 in 2021, $1,296 across three in 2020 and $1,083 at the nine-unit 2014 sellout. The building's 2023 resales closed 15 to 20 percent under their 2015 and 2016 purchases.

870 Harrison sold one condominium this year, its first since 2023, at the same per-foot figure as that year's three. One unit closed between January 1 and October 15, 2026, on $560,000 of volume; nothing closed in 2024 or 2025. The price per square foot is $911, against $910 across three sales in 2023, $838 across two in 2021, $1,296 across three in 2020, the building's high, and $1,083 across the nine developer sales of 2014, the most in any year.
#302, a 615-square-foot one-bedroom with floor-to-ceiling bay windows, radiant heat and a Bertazzoni and Bosch kitchen, closed at $560,000 on June 23 after 56 days; its dues run $950 a month and cover water, garbage, gas, internet and exterior insurance, and the building has a rooftop garden (MLSListings). No unit that closed in 2026 has a prior recorded sale on this site, so there is no paired-resale table. The building's 2023 resales set the tone: #301, bought at $685,000 in January 2015, resold about 15 percent lower in November 2023, and #206, bought at $650,000 in March 2016, more than 20 percent lower in May 2023 (SocketSite).
JS Sullivan built the six-story, 65-foot building of 26 condominiums on a vacant two-story industrial lot, approved unanimously in June 2009, extended in 2012 for market conditions and finished in 2015; the Chronicle's John King called it a crisp addition on a bleak block across from a freeway off-ramp and credited RG Architecture; the building record on this site lists 24 units (SF Chronicle; SocketSite).

Harrison Street, between Fourth and Fifth
Next door at 850 Harrison, the Salvation Army and Equity Community Builders filed preliminary plans in August 2023 for an eight-story transitional-housing building by Leddy Maytum Stacy, and around the corner at 360 Fifth, with frontage on Clara, a 127-unit, eight-story project was approved in November 2017 (SF YIMBY; SocketSite; SF Planning). JS Sullivan is back on the block: at 162 Clara, between Fourth and Fifth, it filed a pre-application in October 2025 for a four-story building on a lot bought in May 2025 for $1 million, and a block north at 896 Folsom FORMA proposed a 26-story, 132-unit tower in April 2025 (SF YIMBY, Oct 2025; SF YIMBY, Apr 2025).
No AI office of any size is within three blocks; the office figures in the paragraphs below describe the eastern end of SoMa, half a mile east.
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
