A 1,126-square-foot condo at 1788 Clay Street #412 closed at $1,650,000 on October 20 — $125,000 above its $1,525,000 list price, or roughly 8 percent over ask. At $1,465 per square foot, it was the highest price-per-foot of the four condos that recorded on the day.

That is the single most telling transaction in a session that was otherwise quiet by count: one new listing, no pendings, four recorded closings, and one property that appeared on the MLS feed on October 20 as already sold.

How the four closings read

Three of the four recorded sales came in above list price. The exception was 318 Spear Street #4E, an 838-square-foot unit in the Rincon Hill tower that closed exactly at $988,000, landing at $1,179 per square foot.

The other two over-ask closings: 425 1st Street #2005, a 710-square-foot unit that sold at $925,000 against a $895,000 ask ($1,303/sq ft); and 1440 Broadway #401, a 774-square-foot unit that closed at $905,000 against a $795,000 ask, a $110,000 premium and the largest percentage gap after Clay Street.

The one property that appeared on the MLS feed on October 20 as already sold — 55 Page Street #526 — recorded at $1,349,000. Square footage for that unit was not in the feed data.

The new listing

950 Tennessee Street #402 came to market at $1,095,000. It is a condominium in the Dogpatch. No additional record detail was available at time of publication.
