Pacific Heights, Cow Hollow and the Marina in August: 16 sales at the year's highest rate per foot

Sixteen condos sold in August at a $1,443,500 median — below July on price, but at $1,492 per square foot, the highest monthly rate the three neighbourhoods have recorded this year. Smaller units sold, and they sold dearer.

Pacific Heights, Cow Hollow and the Marina recorded 16 condominium sales in August, worth $32.5 million. The median was $1,443,500 at $1,492 per square foot, and the median unit went under contract in nine days.

The median fell 15 percent from July and sits 8 percent below the year. The rate per foot did the opposite: $1,492 is 6 percent above July and 11 percent above the 2026 figure, and it is the highest month of the year so far.

Both can be true because August sold smaller homes. Read together, the month says buyers paid more for each foot of a slightly smaller home, and did it faster — nine days to contract against 12 across the year.

Six three-bedroom sales between $2.59M and $4.5M, then a gap, then nine sales at $1.55M and below. Nothing traded between $1.55M and $2.58M all month, which is why the median landed where it did.

The month's highest rate was 2525 Van Ness #602 at The Belvedere, $2,117 per foot. Two sales recorded zero days on market, both above $4 million: 1934 Jefferson and 24 Presidio. The slowest was 1921 Jefferson #205 at 123 days.

The read

If you own a three-bedroom, August was strong and quick: six sales, all inside 19 days, four of them above $1,500 a foot.

If you own a one- or two-bedroom, the month is thinner evidence. The nine sales below $1.55M ranged from $941 to $1,614 per foot, a spread too wide to read as a single rate.

If you are buying, the missing middle is the story. There were no sales between $1.55M and $2.58M in August, so the comparable that prices a home in that band has to come from another month or another neighbourhood.
