The Luxe at 1650 Broadway: four closings this year at $1,702 a foot, the top of its record, with a 2016 buyer selling for exactly what they paid
Every 2026 closing at The Luxe, the 34-unit 2016 building facing St. Brigid Church on Broadway at Van Ness, against the record since 2016
Four closings at 1650 Broadway through October 15, against three in the 2025 window; $7.8 million of volume against $5.1 million. Median sale $1,900,000; median $1,702 a square foot, up from $1,641 and the highest annual figure in the building's record. #205, bought new in June 2016 for $1,150,000, resold in July for $1,150,000. #603, a 1,083-square-foot two-bedroom, closed at $2,000,000, which is $1,847 a foot.

The Luxe is a ten-year-old building, and this year one of its first buyers sold for exactly the price they paid. Four condominiums closed at 1650 Broadway between January 1 and October 15, 2026, against three in the same window of 2025; $7,750,000 of volume against $5,095,000. The median sale is $1,900,000 and the median price per square foot is $1,702, against $1,641 last year and $1,405 for all of 2025; it is the highest annual figure in the record, which runs from the building's first closings in June 2016, and the high in any year with five or more closings was $1,415 in 2017.
#603, a 1,083-square-foot corner two-bedroom, closed at $2,000,000 on May 26 after 15 days, which is $1,847 a foot. The high sale is #302, a 1,653-square-foot three-bedroom at $2,800,000 on June 20, which never listed; it was bought in March 2025 for $2,600,000, so its owner gained 7.7 percent in 15 months. The two two-bedrooms went at a median of $1,900,000 and $1,778 a foot.
The other two paired resales are the building's own history. #205, an 815-square-foot one-bedroom, was bought new on June 28, 2016 for $1,150,000 and sold on July 6, 2026 for $1,150,000, a gain of zero in ten years; it is the low sale of the year. #504, bought in October 2019 for $1,732,500, sold on October 4 for $1,800,000, up 3.9 percent. The median listed sale took 21 days to contract, and none of three went inside two weeks.
Belrich Partners built The Luxe with Forum Design and Centrix Builders: seven stories over two levels of parking, 34 condominiums, 816 to 1,943 square feet, with a door attendant; ground broke in March 2014 and the first closings came in mid-2016 (Conco; RubyHome). Dues run $1,449 to $1,555 a month on the two- and three-bedrooms (listing, #304; MLSListings, #603).

Broadway at Van Ness, facing St. Brigid
The terraces on the Van Ness end of the building look onto St. Brigid Church at 2151 Van Ness, the 1902 Richardsonian Romanesque landmark the Archdiocese closed in 1994 and sold to the Academy of Art University in 2005, which retrofitted it and uses it as a studio and auditorium (NoeHill; CBS News; SocketSite). Sherman Elementary is 0.16 miles away and Galileo High half a mile (MLSListings); the Polk Street shops are one block east.
Van Ness got its bus rapid transit lanes in April 2022, and in April 2025 the Board of Supervisors lifted the formula-retail ban on the avenue (SFist; SFist). No AI office of any size is within walking distance of this block; the nearest are the Jackson Square buildings a mile east where LoveFrom and, through its merger with io, OpenAI hold space (The Real Deal).
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
