Laguna Hayes, 580 Hayes: one closing this year, a corner two-bedroom at $1,650,000 after 14 days, $71,000 over its list and $1,246 a foot, on the block the farmers market closes every weekend
Every 2026 closing at Laguna Hayes, the 29-unit 2018 building on the former Safeway and kebab-house lot at Hayes and Laguna, against the record since 2018
One closing at 580 Hayes Street through October 15, against one in the 2025 window; $1,650,000 of volume against $850,000. $1,246 a square foot, against $1,040 last year, $1,603 across the two 2023 sales and $1,296 at the 2018 sellout. #203, 1,324 square feet, was listed at $1,579,000 on March 12 and closed on April 16.

Laguna Hayes sold one condominium this year, and it went over its list in two weeks. One unit closed at 580 Hayes Street between January 1 and October 15, 2026, against one in the same window of 2025; $1,650,000 of volume against $850,000. The price per square foot is $1,246, against $1,040 on last year's sale, $1,603 across the two 2023 sales, $1,399 across the seven of 2021, the most in any year, and $1,296 at the 2018 sellout.
#203, a 1,324-square-foot corner two-bedroom with white oak floors, Bosch appliances and a deeded garage space, was listed on March 12 at $1,579,000, went pending on March 26 and closed at $1,650,000 on April 16, 14 days from listing to contract; its dues run $1,201 a month, and the building has an elevator, a bike room and a rooftop terrace with barbecue stations (Redfin). No unit that closed in 2026 has a prior recorded sale on this site, so there is no paired-resale table.
The lot held a 1939 Art Moderne Safeway that had become the Hayes and Kebab restaurant, beside a parking lot; a 90-bed senior-care building approved in 2005 was never built, and in June 2014 the five-story, 29-unit plan by Sternberg Benjamin Architects went to the Planning Commission with about 8,000 square feet of ground-floor retail, a 20-car basement garage and an in-lieu fee in place of on-site affordable units (SocketSite, Jun 2014; SocketSite, Jun 2014; LocalWiki).

Hayes and Laguna
Hayes Street between Gough and Octavia, the next block east, closes to cars Fridays from 4 to 10 and Saturdays from 7 in the morning for the Hayes Valley farmers market and Shared Spaces, with the 6-Hayes detoured and the Laguna and Buchanan stops skipped, through the rest of 2026 (SFMTA). The SFMTA board approved pay-or-permit parking for the district on June 2, 2026, with test signs on Linden and Fell west of Patricia's Green and the meters due in early 2027 (SFMTA). Four blocks south, TNDC's 78 Haight, 64 affordable homes over Octavia for transitional-age youth and families, opened in July 2026, and a 100-room hotel is proposed for the motel at 465 to 477 Grove (SF YIMBY, Jul 2026; SF YIMBY, Mar 2025).
The district's other 2026 condominium sales on the listing record run from 8 Buchanan #201 at $1,225,000 to 300 Ivy #515 at $1,450,000 and 555 Fulton #432 at $1,415,000 (Redfin). No AI office of any size is in Hayes Valley; the Examiner's account is that AI firms started in the district's co-working spaces and left as they grew, and the office figures in the paragraphs below describe SoMa (SF Examiner).
The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.
Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).
How this was counted
Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
