The most-sold building in South Beach has had a faster year than a bigger one. Lumina closed 29 condominiums between January 1 and October 15, 2026, seven more than the same window of 2025, on $58.5 million of volume. The number that moved most is time: the median MLS-listed sale went into contract in 12 days this year, against 25 last year, and 14 of 27 listed sales went under contract inside two weeks, against 6 of 20.

Price followed, but less far. The year-to-date median sale is $1,780,000 (2025 same window: $1,625,500) and the median price per square foot is $1,339 (2025: $1,254). That $1,339 is still under the building's 2018 high of $1,403 a foot, so the recovery on a per-foot basis has closed most, not all, of the gap to the pre-pandemic peak.

The top of the building did the heavy lifting. Unit 26B at 338 Main closed at $7,000,000 on July 21 with zero days on market, and 32B closed at the same $7,000,000 on October 7 after 37 days. 32B's prior recorded sale was $6,895,000 in December 2015, so an eleven-year hold returned 1.5 percent gross. 26B's was $7,500,000 in the same month of 2015, a 6.7 percent gross decline. Those two sales are the full story of Lumina's top floors in one line: the price held, and it did not compound.

The paired-resale table is the most useful section in this review because Lumina has enough of it to mean something. Twenty-two units that closed in 2026 had a prior recorded sale here; 12 came back above the earlier price, 10 below. The spread runs from 338 Main #4E, up 21.4 percent on a 2015 purchase, to 338 Main #25C, down 17.4 percent on a 2015 purchase. Floor, exposure and finish separate them; the record does not say which.

The block Lumina sits on

Lumina occupies the full block between Folsom, Main and Beale. Four blocks north-west, Anthropic has assembled roughly a million square feet along Howard Street — 300 Howard (the entire building, about 420,000 square feet, its future headquarters), 342, 400, 405 and 500 Howard (The Real Deal; SF Standard). Perplexity's 81,000 square feet is at 181 Fremont, two blocks west (SF Standard). CBRE recorded SoMa asking rents at $82.57 a foot in Q3 2026, up 31.7 percent in a year, and the submarket led the city with a 5.3-point vacancy drop in the quarter (SF Examiner).

The timetable that every South of Market building now sits inside is the public-offering calendar. Anthropic filed a confidential draft registration with the SEC on June 1, 2026, a week after a funding round that set its valuation at $965 billion (TechCrunch). As of this week the Standard reports the Anthropic listing has been pushed to November, after the midterms, that OpenAI's has moved to 2027, and that Anthropic is weighing a lockup longer than the usual six months (SF Standard). The same piece carries a Redfin estimate that current and former OpenAI and Anthropic employees could in theory buy close to a third of the metro area's homes with their proceeds, and the counter-argument from UC Berkeley's Enrico Moretti and the Bay Area Council's Jeff Bellisario that the money is concentrated in fewer hands than past booms and that these firms create fewer jobs per dollar because so much goes to data centers rather than headcount. The record in this report ends on October 15. None of it reflects a single share that has been sold.

Two citywide facts frame every building figure here. First, the office recovery is lopsided: CBRE put Q3 2026 vacancy at 27.7 percent citywide, down 6.6 points in a year, but Avison Young splits that into roughly 12 percent for Class A and north of 31 percent for Class B, and a Presidio Bay executive told Bisnow the headline number is misleading for that reason (Bisnow). Second, the condo market is still digging out: the Chronicle's May analysis found that only eight Bay Area ZIP codes showed inflation-adjusted condo gains over the year, all of them in San Francisco, and that Noe Valley's typical condo remained close to $400,000 below its 2019 level in real terms (SF Chronicle).

How this was counted

Two records feed this review. The MLS layer is one row per listing and carries days on market and square footage. The county layer reaches back further and catches transfers that never listed, but records the same closing once per data source, so the two were merged on unit, date and price and each closing kept once. Below-market-rate units and transfers under $300,000 are listed but excluded from every median. "Same window" means January 1 to October 15 of each year. Nothing here is a valuation of any unit, and nothing here is advice.
