South Beach in August: 18 sales, and the highest rate per foot of the year

South Beach condos traded at $1,294 per square foot in August, the neighbourhood's strongest month of 2026 on rate. Three sales at The Avery set the ceiling, but the middle of the market moved too.

South Beach recorded 18 condominium sales in August across the buildings catalogued on this site, worth $37.1 million. The median was $1,615,000 at $1,294 per square foot, on a median size of 1,288 square feet and a median of 12 days on market.

August sold fewer units than July but sold them for more, faster. The median price sits 20 percent above the neighbourhood's own eight-month figure and the rate per foot 8 percent above it — the highest monthly rate South Beach has recorded this year. The median unit went under contract in 12 days, half the year's pace.

Both measures moving together is what separates a stronger month from a heavier one. A median can rise simply because larger units sold; when the rate per foot rises alongside it, buyers paid more for the same space.

The Harrison led on count with four sales, The Avery had three, and Lumina, One Rincon Hill, MIRA, The Infinity and 72 Townsend two each. Fourteen of the 18 sales were two-bedroom units.

The Avery's three sales are the reason the top of the range looks the way it does, and they were not quick: 49, 94 and 103 days. Strip all three out and the neighbourhood still records a $1,598,888 median at $1,265 per foot, so the month does not depend on them.

At the other end, 338 Spear #8G at The Infinity closed at $792,000 — the lowest South Beach sale of the month, and still $1,228 per square foot on 645 square feet. Small units held their rate.

The read

For an owner, August is the clearest month this year to point at: price and rate both above the year, on 18 sales rather than a handful. A unit like the ones in the table has a current reference point rather than a spring one.

For a buyer, the pace matters more than the headline. Four sales recorded zero days on market and the median took under two weeks. The slow sales were the large ones, which is the opposite of the pattern most people expect.

If you are weighing South Beach against Mission Bay, read this month's gap carefully: South Beach's $1,294 per foot against Mission Bay's $1,107 is real for August, but across all of 2026 the two neighbourhoods price one- and two-bedroom units almost identically. August's gap is driven by which units happened to sell.
